Westchester Flat-Fee Listings
Sell your Westchester home for one flat fee: $9,999.
Full-service listing, full MLS exposure, professional marketing, and expert negotiation. Keep the tens of thousands a percentage commission would quietly take from your equity.
No upfront cost. No obligation. A local broker & CPA who knows Westchester.
The math is simple
The typical Westchester single-family home recently sold for about $1,025,500. Here is what the listing side of that sale costs you two ways:
$25,600
Traditional commission
2.5% of the sale price, paid to the listing brokerage
$9,999
Our flat fee
One flat fee, full service, no matter your price
You keep about $15,600 more.
Figures are illustrative. Westchester single-family median sale price ~$1,025,500 (OneKey MLS, early 2026); on the Westchester average home value of ~$842,000, a 2.5% commission is ~$21,000, so the flat fee still keeps ~$11,000 in your pocket. Your savings depend on your sale price. Buyer-agent compensation, if you choose to offer it, is negotiated separately.
This is full service — not discount service
Your $9,999 is all-in. Everything needed to market and sell your home is included, with no à la carte add-ons:
- Pricing strategy & comparative market analysis so you list at the number that sells for the most
- Professional photography and a polished listing presentation
- Full MLS listing (OneKey MLS) with syndication to Zillow, Realtor.com, Redfin, Homes.com and more
- Yard sign, lockbox, and showing coordination
- Offer review and expert negotiation to protect your price and terms
- Contract-to-close management, coordinating inspections, appraisal, and attorney
- A CPA’s eye on your net proceeds — capital gains, the $250K/$500K exclusion, and timing

Why list with David
I’m a licensed real estate broker, a CPA, and an attorney (though not your attorney) serving Westchester County. I’ve spent my career helping people keep more of their money. A flat $9,999 fee for full service is the same idea applied to the biggest transaction most families ever make. You get senior-level attention on every step — pricing, marketing, negotiation, and the tax side of your proceeds — without handing over a percentage of your equity.
Questions, answered
Is this a limited-service or “discount” listing?
No. You get full, hands-on representation from a broker — pricing, professional marketing, showings, negotiation, and management all the way to closing. The fee is flat; the service is not stripped down.
What about the buyer’s agent?
Since the 2024 rule changes, any compensation to a buyer’s agent is negotiated separately and is entirely your choice. Many sellers still offer something to attract more buyers. I’ll advise you on what makes sense for your home and your market — but you decide, and it’s never bundled into a percentage you can’t see.
Do I pay anything upfront?
No. The $9,999 is paid at closing, when your home sells. The consultation and pricing analysis are free.
What if my home doesn’t sell?
If it doesn’t sell, you don’t owe the fee. We’ll talk through pricing or timing and decide on next steps together.
